Douglas and King Architects are a London based design company specialising in working with property developers, landowners and self builders. We use clever architectural design as a tool to maximise the quality and value of property through development. Our ultimate goals are to achieve successful, sustainable, viable, imaginative and functional spaces to be worked in, lived in and valued.


Current projects include:

-The construction of a contemporary apartment building of 11 high end dwellings in Hampstead

-A 6,000 sq ft contemporary apartment building in Cricklewood

-A large urban development in the heart of Shoreditch creating in excess of 50,000 sq ft of commercial office space with associated urban design, multiple shop units and a number of apartments

-Eleven new houses and associated apartments and retail spaces on a brownfield site in central Dalston

-A new house on a large vacant plot in Hampstead

-Three large modern penthouses in Highgate

-The converstion of a former warehouse in Hackney Wick, creating a mixture of B1 units, bars and gallery spaces creating a new business community

Whilst working closely with property owners and developers, Douglas and King Architects are also engaged on a number of smaller projects for private clients. The approach to design and develop larger sites also applied to private clients and the practice is consequently working on the following projects:

-A new contemporary house in London Borough of Enfield on a Greenfield site

-A pod studio building on a key site in Shoreditch

-Three newbuild contemporary houses in the Hertfordshire countryside


Douglas and King Architects are based in London’s Shoreditch.  In the 14 years since our formation the practice has nurtured a rigorous design process combinedwith a confident aesthetic.  Our ultimate goals are to achieve sustainable, viable, imaginative and functional spaces to be worked in, lived in and valued into the next century.

Our studio is an open environment and we encourage fluency in the exchange of thoughts, ideas, investigation and research.  Materials, structural innovations, traditional craftsmanship and cutting edge design are equal partners in the creative process.

Located in Shoreditch, the practice has witnessed the district’s transformation from an inner-city backwater to one of Europe’s most vibrant social, business and creative quarters.  Now it is home to a broad range of professionals and we draw upon their expertise to investigate, evaluate and transform abstract ideas into concrete forms.

All projects begin and end with the client: understanding their goals and exploring all options to realize their ambitions – this dialogue ensures the most responsive outcomes.

Our portfolio demonstrates our ability to work on the micro and macro level, in diverse sectors.  In our work with private clients, developers and landowners, we have established a reputation for innovative design solutions, whether it be the conversion of obsolete and derelict buildings,the creation of apartments upon the ‘airspace’ of existing buildings, new urban villages, orthe re-imagining of former industrial and brownfield sites, and last but not least, a high ratio of planning successes.


We champion a design process that is rigorous in its exploration and scrutiny of ideas.  We are curious, discursive, solution seekers – we explore, suggest, listen, test, guide, anticipate and resolve.

During the early stages of a project we concentrate on information gathering, feasibility studies, density/development issues, planning history, site surveys, precedents.  Consideration is given to existing structures, immediate boundary issues, physical relationships, infrastructure and planning policy. This provides a platform for the concept and brief: it is the foundation upon which the next stages of the project are implemented.

We collaborate closely with clients, fellow design professionals, local planners and building control officers, contractors and suppliers – all of these are valuable partners who collectively deliver the successful outcome of a project.

Private Clients

When working with private clients whether with a fixed modest budget for a small-scale intervention, or a new-build project on a larger scale, or a refurbishment and development project, we are aware of the emotional and financial value that is at stake and endeavor to surpass clients’ expectations.


We consider practical issues such as neighbourhood and orientation, ceiling volumes, daylight optimisation, low energy systems, storage, functionality, insulation and design preferences such as colour, texture, material and connectivity.

Developers and Landowners

Our existing relationship with developers continuously informs our expertise in the planning conditions and constraints within central London.

We understand the complexities of a development project, where value can be added and where costs and risks might lie – we have a commercial edge and design ability – we can deliver a high quality building within an ideal development scenario.

We are particularly knowledgeable and experienced in maximising the value of mixed-use developments in central London boroughs where many building typologies can be imaginatively and economically adapted to new uses and occupancies.

Whilst we are able to work with developers to achieve the uplift in value of a site, property or land from a successful planning permission, we are more interested in staying in for the longer term to see out projects built and therefore to connect with those clients that return to repeat the success of the experience of working with us.

Our Studio

The practice is led by Martin King supported by a network of associates, assistants and consultants. Martin qualified in both Architecture and Civil Engineering completing his studies in Bristol, London and Paris. As a Chartered Architect Martin is a member of the RIBA and has been registered with the ARB since 2000.

We believe that a progressive architectural practice should provide a stimulating and productive working environment encouraging strong relationships within the studio and with the specialist consultants, contractors and suppliers we work with who constantly inform our collective knowledge.

We attend a busy programme of lectures and events and like to maintain involvement in education at all levels. We like to support the people we work with as they pursue interests and educational pursuits. We are proud of the number of architects who have undertaken and completed their education and professional practice examinations while working at Douglas and King Architects.
